restaurants was very good, as was the spa and pool. The rooms were large but the ceilings of the bedrooms very low (several times my husband banged his head) the villa and grounds were lovely and the view very good.
The attic rooms were really too low. The checking out was not as good as the welcome. We were charged for the dog even though the correspondence said there was no charge, we were also charged for three deserts we did not have, which was awkward, though it was taken off the bill.
Had a good time in a spa.
Breakfast could be better.
Food was incredible and the room was super cute and traditional and spacious.

The room was dark, you couldn’t see anything, and it felt dirty. The room’s location was in a corridor where we constantly heard people walking and looking into the room. We couldn’t close the windows because there would be no air, and the air conditioner was set to heat and couldn’t be changed because it was a central system for the entire hotel. Great location, perfect for me arriving at Perugia airport early evening. Dinner in restaurant was particularly good and a good reflection as clearly used by locals not staying.
Standard of breakfast offered did not match that of dinner

Beautiful location, wonderful house. The pool is very nice and the salt water is a pleasant change from the chlorine ones. It has also got a nice spa although we didn’t use it. The rooms have a rustic, elegant feel which really fits in the area. Not too far to pretty towns like Cortona. The food at the property is delightful with excellent wine pairings. Complete rejuvenation.
