Very clean.
There is no place to park to unload your suitcases.get yelled at by neighbor for parking in alley for 5 minutes to remove suitcases.Many steep stairs to get to front door.no offer to help.staff not friendly.Did not feel welcome.No breakfast menu/choices.

At time of booking, i had asked if it would be possible for a room with a bath. The hotel had noted this, and upon arrival, we we given an upgrade from the Junior Suite booking to a Mocenigo Suite which had a slipper bath and separate w.c., the room exceeded all expectations. Location was excellent! The garden junior suite was so delightful…made our mornings! The breakfast service had delicious choices and was was most enjoyable to eat in the garden. Staff was very courteous and friendly! Special mention to Michael!
The classic rooms of some in our group was extremely hot and bit stuffy but the staff rectified the matter with a nice upgrade.

Location and breakfast
Our room is located at the top of the building and is not reachable by the elevator or main stairs. This is why the staff were quite reluctant to help carry our luggage up the extremely steep stairs, which seem intended for service use rather than for guests. Beautiful property very well modernised
The air conditioning in the room wasn’t working properly. Also, my mother thinks that eggs should be part of the buffet during breakfast
Overall, the stay was comfortable, and the atmosphere was pleasant. However, I was disappointed with the value for money — the price seemed too high for the level of service and amenities provided. The breakfast was underwhelming: limited selection, and eggs had to be ordered separately for an extra charge, which felt unnecessary. Beautiful room. Great location. Very friendly and accommodating staff. Highly recommend it as a sophisticated hotel in a smart area of Venice which has great access to ferry’s and pleasant walk to the main sites.
